It’s always gratifying when our landlords give our Guaranteed Rent service great reviews, but it’s also very much appreciated when industry leaders endorse our efforts.
Paul Shamplina, Founder of Landlord Action, is one of the U.K.’s leading authorities on tenant and landlord issues, speaks at property events all over the U.K., and is regularly called upon by the media for comment.
Last July, Paul was featured in the infamous BBC documentary “Meet the landlords” where he was seen helping landlords gain possession of their properties after tenants had gone into severe rental arrears.
Over the past eighteen months, Paul has been very vocal in warning against so called “Rent to Rent” companies who claim to offer guaranteed rent to landlords looking for a hassle free solution to rent out their properties.
In the March 2014 edition of Residential Property Investor magazine (registration required to view) in an article entitled “Getting paid”, Paul Shamplina was asked his views on Rent to Rent, the scenario where a head tenant rents the property and then sub-lets rooms to factor the difference between the head rent and the sub-lets rent:
“Many property owners are attracted to the concept of Rent to Rent because they don’t want the hassle of being a landlord. The reality is that Rent to Rent is often difficult and can quickly go wrong” says Paul.
“If it isn’t carried out diligently, the landlord loses control of the property, which is where the problems begin.
Over the last six months, we have come across the same companies that have conned landlords over and over again.
Before embarking on any Rent to Rent scheme, landlords must ensure that it is being operated by a financially sound and trustworthy business.
They can do this by carrying out research, finding out if the company has ever had any CCJ’s, and checking the company’s financial background at Companies House.
However, I should also point out that there are some ethical operators who have sound business practices that work very well in taking the stress away from landlords and making sure the rent is paid on time, as well as dealing with void periods and property maintenance.
One such example is Northwood”.
Eric Walker, Managing Director of Northwood commented:
“Thank you to Paul Shamplina of Landlord Action for his kind endorsement. Paul is a shining light in our industry and has always stood for best practice and ethical services, so to have his seal of approval for our Guaranteed Rent service speaks volumes.
Through articles such as this, the whole industry can work together to educate consumers to differentiate between robust and proven Guaranteed Rent services and those that are unsustainable or built on unethical practices or flawed processes. We are proud of our market leading Guaranteed Rent service, which has now been operating successfully for 18 years.
